PriceLabs vs Beyond: which is better for UK hosts?
Both will set your nightly prices for you. The real differences are how you pay, which currency you pay in, who decides which listings you're compared with, and how much they ask you to change on Airbnb.
The short answer

- you like control: it lists 30+ customisations
- you book more than about $2,000 a month per listing
- you don't mind paying in US dollars
- you'd rather pay only when you get bookings
- you want pound billing
- you want something more hands-off
- you're happy with automatic competitor sets, or will pay for Pro

Which is cheaper? It depends on how much you book
This is the question most hosts start with, and the honest answer is that the two charge in different ways.
PriceLabs charges UK hosts a flat $19.99 a month for one listing, plus taxes where they apply. The price per listing drops as you add more: 10 listings come to $144.90 a month in total.
Beyond takes a share of your bookings: 1% on Growth, 1.25% on Pro. If a listing books nothing, you pay nothing. It also offers your first $5,000 USD of bookings free.
The crossover (our maths): for one listing, 1% of bookings matches PriceLabs' flat $19.99 at about $2,000 of bookings a month. Book less than that and a 1% fee costs less; book more and the flat fee wins. On Beyond's Pro plan (1.25%) the crossover is about $1,600.
Two things change the sums for UK hosts. First, Beyond's percentage is charged on the nightly rate plus guest-paid fees such as cleaning, so a high cleaning fee raises what you pay. Second, PriceLabs bills in US dollars, so your cost in pounds moves with the exchange rate. Beyond lets you pay in pounds.
PriceLabs also offers its own 1% plan, but it says flat fee plans are generally cheaper, and you switch by emailing their support.
Who decides which listings you're compared with?
Every dynamic pricing tool prices you against "the market". What matters is which listings it treats as your market, and whether you can see and change them.
Beyond uses automatic competitor sets on the Growth plan. Custom competitor sets, where you choose the listings, are part of Pro, at 1.25% of bookings.
PriceLabs builds its neighbourhood data from up to 350 similar-sized listings within a radius of up to 15 km, and sells custom market dashboards as an add-on from $9.99 a month.
If you know exactly which handful of lodges or cottages your guests weigh you against, that matters more than any feature list.
Setting up on Airbnb
Both connect straight to Airbnb, as well as Vrbo and Booking.com. Beyond's own Airbnb guide asks you to keep your calendar open for 12 months, set an artificially high base price on Airbnb, and remove Airbnb's length-of-stay discounts and weekend pricing, so Beyond controls the price. PriceLabs asks you to set a base, minimum and maximum price, and its getting-started guide recommends setting the base and minimum price first.
On updates: PriceLabs' standard plan includes one automatic sync a day (it runs overnight UK time). More frequent syncs are paid extras. Beyond adjusts prices daily.
Who each one suits
PriceLabs suits you if
You'll spend time tuning settings, you run several listings across channels, and you want a predictable bill. Users rate it highly (4.9 on Capterra UK from 250 reviews), though G2's review summary notes some find the interface complex for beginners.
Beyond suits you if
You want to switch it on and check in occasionally, you'd rather pay as you earn, and you want pound billing. G2 reviewers highlight its customer support and ease of use. Beyond's own guide suggests around five minutes per listing a week.
What's different for UK hosts
- Currency: PriceLabs bills UK hosts in US dollars; Beyond can bill in pounds.
- Airbnb's fee change: since 22 June 2026, Airbnb's 15.5% host-only fee comes out of UK hosts' payouts. Whichever tool you use, check that its prices reflect what you actually keep.
- Seasonality: UK demand swings hard between August and January, and school holidays differ by region. Both tools handle seasonality, but check that the competitors they use are genuinely near you.
Questions hosts ask
Is PriceLabs or Beyond cheaper for one UK holiday let?
It depends on how much you book. PriceLabs is a flat $19.99 a month plus taxes for one UK listing; Beyond's Growth plan is 1% of bookings. They cost the same at about $2,000 of bookings a month (our maths). Below that Beyond is cheaper, above it PriceLabs is. Beyond's fee also applies to guest-paid fees such as cleaning, and your first $5,000 USD of bookings with Beyond are free.
Does PriceLabs charge UK hosts in pounds?
No. PriceLabs' pricing page lists the United Kingdom in US dollars, plus taxes where applicable. Beyond shows pound prices to UK visitors and says you can be billed in GBP.
Can I choose my own competitors?
On Beyond, custom competitor sets are part of the Pro plan (1.25% of bookings); Growth uses automatic sets. PriceLabs builds neighbourhood data from up to 350 similar listings nearby and sells custom market dashboards from $9.99 a month.
Do they work with Airbnb directly?
Yes, both connect directly to Airbnb, Vrbo and Booking.com, and to many property management systems. Beyond asks you to set an artificially high base price on Airbnb and remove Airbnb's length-of-stay discounts and weekend pricing.
Which has the longer free trial?
PriceLabs offers 30 days free with no card. Beyond doesn't state a trial length; instead your first $5,000 USD of bookings carry no fee, and bookings already on your calendar are never charged.
Where PeakRate fits
We run holiday lets in the North West and used PriceLabs on our own lodges. What we wanted was simple: to see our price against the specific listings our guests actually compare us with, night by night, and know what to change. So we built PeakRate to do that.
- You choose your competitors. Accept the ones PeakRate finds, add any listing by its link, or remove one. No paid upgrade needed.
- Every night, against them. See each competitor's price, when they're booked, and who just cut or raised, next to a suggested price for you.
- Built for UK hosts. Pounds, UK school and bank holidays, and Airbnb's UK fee.
- Nothing changes until you approve it. PeakRate connects directly to your property management system and sends the prices you approve. Today that's Hospitable; more are coming soon. See the latest integrations.
- A free listing audit that compares your Airbnb listing with similar ones nearby.
