About PeakRate

Built by a holiday-let host who wanted to see the competition.

PeakRate exists because its founder, Tevin Kittoe, couldn’t find a tool that showed what each of the holiday lets he competes with charged, night by night. So he built one, and we use it on our own lodges.

Our story

Why I built PeakRate.

I founded Bower & Beck (opens in a new tab). We manage three holiday lets in and around the Lake District: The Sahara, The Debonair and The Lake House.

Bower & Beck made £65k in revenue in its first five months. Even so, it felt like we were leaving revenue on the table, and there was no real way to benchmark our prices and our revenue against the competition.

We used other dynamic pricing tools on our lodges, but I couldn’t find one that showed me what each of the places I actually compete with charged, night by night: the places our guests were comparing us with. So I built PeakRate.

We use it on our own lodges: the competitor calendar, the suggested prices and the revenue actions.

Why PeakRate exists

Because who you’re compared with changes the answer.

On 8 October, 22 of the 31 lodges in The Sahara’s comparison set had three or four bedrooms; it has two. Because PeakRate shows every lodge behind its typical price, we could see why our nights looked cheap. Against the whole set, they looked less than half price; against the eight two-bed lodges like ours, we were much closer to the market. A tool that picks your comparables in the background can’t show you that.

So we think you should choose who you’re compared with, see every one of their prices, and get a reason for every price PeakRate suggests. That’s the whole idea.

What PeakRate does, and what it doesn’t do yet.

It does

  • Tracks the holiday lets you choose and shows each one’s price, night by night, beside yours
  • Suggests a price for every open night, with the reason behind it
  • Lists what to do next, biggest first, with what it could be worth as an upper bound
  • Sends the prices you approve to Hospitable, then reads them back to check they landed
  • Audits any Airbnb listing’s cover photo and title for free, against the places it competes with; paid plans add the full audit

It doesn’t

  • Work with property management systems other than Hospitable, yet
  • Read competitor prices from anywhere but Airbnb listings
  • Guess your competitors’ revenue or occupancy: it shows their prices and the nights they’re unavailable
  • Change a price without your approval, unless you switch on Guarded mode, which stays within the lowest price, highest price and largest change you set
  • Run fully automatic pricing: that is still in testing
  • Promise results: every money figure is “up to”, because it assumes each night still sells

Do you use PeakRate yourselves?

Yes. We use PeakRate on our own lodges: the competitor calendar, the suggested prices and the revenue actions. The pictures marked “Real data” on this site come from our own account, and each says where a figure is our own working or an example.

What doesn’t PeakRate do yet?

It works with Hospitable only. Competitor prices come from Airbnb listings only. It doesn’t estimate your competitors’ revenue or occupancy: it shows their prices and which nights they’re unavailable. Fully automatic pricing is still in testing.
