Beyond vs Wheelhouse: which is better for UK hosts?

Both will charge you 1% of bookings, but they don’t mean the same 1%. Beyond includes cleaning and guest fees and can bill in pounds; Wheelhouse leaves fees out, bills in dollars, and also offers a flat fee.

Same 1%, different bills

Beyond's 1% is charged on the nightly rate plus guest-paid fees like cleaning. Wheelhouse's 1% excludes taxes and fees. So for the same bookings, Beyond's percentage is charged on a bigger number.

Our maths: a lodge books 20 nights at £150 (£3,000) across 6 stays with a £60 cleaning fee (£360). Beyond Growth charges 1% of £3,360 = £33.60. Wheelhouse Pro Flex charges 1% of the £3,000 = £30, billed in dollars. In a quiet month Wheelhouse's minimum of $2.99 per listing applies.

Two things work the other way. Beyond waives fees on your first $5,000 USD of bookings, and it bills in pounds, so there's no exchange-rate swing or non-sterling card fee. If you book a lot per listing, Wheelhouse's flat $19.99 a month caps your cost; Beyond doesn't have a flat plan.

Who decides which listings you're compared with?

Both let you choose, at a price. Beyond includes custom competitor sets on its Pro plan, which costs 1.25% of bookings rather than 1%. Wheelhouse sells custom sets called Dynamic Sets at $12.99 per set a month, on top of either plan. With one or two listings, Wheelhouse's per-set charge is easy to predict; across a large portfolio with one set covering many listings, it can work out cheaper than Beyond's extra 0.25%.

Channels and set-up

Beyond connects directly to Airbnb, Vrbo and Booking.com. Wheelhouse lists Airbnb as its only direct booking channel; other channels go through one of 26 property management systems. If you're on Guesty, note that Wheelhouse lists it as an integration and Beyond's integrations page doesn't.

Beyond's Airbnb guide asks you to set an artificially high base price on Airbnb and remove Airbnb's length-of-stay discounts and weekend pricing, so that Beyond controls the price.

Who each one suits

Beyond suits you if

You want something hands-off, paid in pounds, that only costs you when you book, and you sell on several channels. G2 reviewers highlight its support and ease of use.

Wheelhouse suits you if

You want to choose between data-driven and rule-based pricing, you charge sizeable cleaning fees, or you want the option of a flat fee. It offers "24-7 email and chat support plus Zoom calls", and G2's summary notes the interface can feel overwhelming for beginners.

Where PeakRate fits

Both charge more to let you choose your competitors. In PeakRate that’s included on every plan, and you pay a flat monthly price in pounds.

We run holiday lets in the North West and used PriceLabs on our own lodges. What we wanted was simple: to see our price against the specific listings our guests actually compare us with, night by night, and know what to change. So we built PeakRate to do that.
