PriceLabs vs Airbnb Smart Pricing: is the built-in one good enough?
Smart Pricing is already in your Airbnb calendar and costs nothing extra. PriceLabs is $19.99 a month per UK listing. The difference isn’t really the algorithm: it’s how much you control, and whether you sell anywhere other than Airbnb.

What Airbnb Smart Pricing actually does
Airbnb describes Smart Pricing as a way for your listing to be "automatically competitively priced for your area" without you constantly monitoring it. It uses "hundreds of factors about your listing and your area" and moves your nightly price with demand.
You get one main control: a minimum and maximum price. You can still change single nights by hand. Three things in Airbnb's own help article are worth knowing before you rely on it:
- Discounts come on top. Weekly, monthly and trip-length discounts override Smart Pricing, so the price a guest pays can go below the minimum you set.
- It doesn't mix with some Airbnb tools. You have to turn it off to use weekend pricing or to apply a rule-set.
- Airbnb can pause it. Airbnb says it may temporarily turn Smart Pricing off to prevent extreme price changes.
And it only prices your Airbnb calendar. If you also sell on Vrbo, Booking.com or your own website, those prices stay where you left them.
What PriceLabs adds for $19.99 a month
PriceLabs connects to Airbnb (and Vrbo, Booking.com and more than 150 property management systems) and sends prices to all of them. On top of base, minimum and maximum prices, it lists "30+" customisations: last-minute discounts, far-out pricing, day-of-week and seasonal adjustments, and discounts for orphan gaps between bookings. It also sets dynamic minimum stays, which Smart Pricing doesn't touch.

Airbnb's new dynamic pricing
On 30 September 2026, Airbnb announced a new dynamic pricing tool that "starts rolling out in October". It recommends a price range, adjusts your price daily, and lets you check how competitive you are with similar listings. Airbnb hasn't said whether it replaces Smart Pricing, or when it reaches UK hosts, and there's no Help Centre article on it yet. We'll update this page when there is.
When does paying make sense? (our maths)
PriceLabs costs $19.99 a month, about £15 at the 8 October 2026 rate. If better pricing earns a listing just £1 more a night across 16 booked nights a month, it pays for itself. Whether it does that is the real question, and the 30-day trial is the cheapest way to find out: run it on one listing and compare the month with the same month last year.
What's different for UK hosts
- Airbnb's fee change: UK hosts switched to Airbnb's single 15.5% host-only service fee on 22 June 2026, for reservations made after the switch. Airbnb says the fee shown is VAT inclusive where applicable. Whichever tool sets your price, check what you keep after it.
- School holidays and bank holidays: they differ across England, Scotland, Wales and Northern Ireland. Look at what your tool does on those dates before trusting it.
- Currency: PriceLabs bills in US dollars.
Questions hosts ask
Is Airbnb Smart Pricing good enough?
For one listing on Airbnb only, often yes. It moves your price with demand and you set a minimum and maximum. It doesn’t price other channels, doesn’t set minimum stays, and discounts can take the guest price below your minimum. If you need more control, or sell on Vrbo or Booking.com too, a paid tool like PriceLabs does more.
Can I use PriceLabs and Airbnb Smart Pricing together?
No. PriceLabs’ own Airbnb set-up guide tells you to turn Smart Pricing off when you connect.
How much does PriceLabs cost compared with Smart Pricing?

Is Airbnb replacing Smart Pricing with dynamic pricing?
Airbnb announced a new dynamic pricing tool on 30 September 2026, rolling out from October. As of 9 October 2026 it hasn’t said whether it replaces Smart Pricing or when it reaches UK hosts.
