The question that matters most

Every one of these tools prices you against "the market". The difference that changes your prices most isn't the algorithm. It's which listings count as your market, and whether you can see and change them.

A lodge on a holiday park isn't competing with a city-centre flat 10 km away, even if both sleep six. If your tool compares you with the wrong places, every price it suggests starts from the wrong number. So before you switch, ask one thing: can I see, and choose, the listings my price is judged against?

The alternatives, one by one

PeakRate (that’s us)

We built PeakRate after using PriceLabs on our own lodges, because what we wanted was to see our price against the specific listings our guests actually compare us with. So that's the core of it: you choose your competitors, on every plan. Accept the ones PeakRate finds nearby, add any Airbnb listing by its link, or remove one. Then see each competitor's price night by night, when they're booked, and who just cut or raised, next to a suggested price for you. It's priced in pounds: Host is £49 a month for up to 3 properties, Pro £129 for up to 10, Portfolio £279 for 25, with a 14-day free trial. Nothing changes until you approve it.

Beyond

Beyond takes a share of your bookings instead of a monthly fee: 1% on Growth, 1.25% on Pro, charged on the nightly rate plus guest-paid fees such as cleaning. Your first $5,000 USD of bookings are free, and UK hosts can be billed in pounds. Growth uses automatic competitor sets; custom sets and its "Search Powered Pricing" are on Pro. Its Airbnb set-up asks you to set an artificially high base price on Airbnb and remove Airbnb's length-of-stay discounts and weekend pricing. Full PriceLabs vs Beyond comparison →

Wheelhouse

The closest like-for-like swap for PriceLabs: $19.99 per listing a month flat ($16.99 from 10 listings), or 1% of revenue excluding taxes and fees, with a minimum of $2.99 per listing a month. You can build your own competitor sets with its "Dynamic Sets" add-on at $12.99 per set a month. It prices in US dollars, and Airbnb is the only booking channel it lists; other channels go through a property management system. Hospitable Dynamic Pricing

If you already use Hospitable to run your lets, this is the obvious one to try: dynamic pricing is included in the Host (£25 a month, up to 2 properties), Professional (£49) and Mogul (£79) plans, excluding VAT. It picks your comparable listings automatically, in the background, and you can't choose them. It updates prices every 24 hours, works only in markets Hospitable supports, and has to be set up on a desktop. You can run it on some properties and PriceLabs on others. AirDNA Adapt

AirDNA's pricing tool (it replaced "Smart Rates") costs $20 per synced listing a month, with a 30-day trial that starts the first time you switch on price sync. You can edit the competitor set it builds for you (up to 100 listings) at no extra cost, and it offers four named pricing strategies. It connects to Airbnb directly or through Guesty, Hospitable, Hostaway, OwnerRez or Uplisting; Vrbo and Booking.com go through one of those. Prices are in US dollars. DPGO

A budget option: $18 per listing a month, or $1 per booked night, with a 30-day trial and no card. It connects to Airbnb and a handful of property management systems (iGMS, Hostfully, Hostaway, OwnerRez), bills in US dollars every two weeks, and states no UK presence.

Airbnb Smart Pricing

Free, and already in your Airbnb account. But it only prices Airbnb, gives you little more than a minimum and maximum, and Airbnb decides who you're compared with. Is there a free alternative to PriceLabs?

Airbnb's Smart Pricing is free but prices Airbnb only, with few controls. Hospitable's pricing is included in its paid plans. Wheelhouse has a free plan for market reports, and Beyond's Free plan gives dashboards, but neither sets prices for free.

Which alternatives charge UK hosts in pounds?
