Guesty is a property management system, not just a pricing tool, so this comparison is really about one question: if you run your lets on Guesty, should you price with Guesty’s built-in PriceOptimizer, or connect PriceLabs?

What each one costs

PriceLabs is simple to price: $19.99 a month for one UK listing, $49.97 for 3, $144.90 for 10, in US dollars plus taxes. You pay Guesty for Guesty, and PriceLabs for pricing.

PriceOptimizer depends on your Guesty plan. Guesty Lite (for 1 to 3 listings) starts from $9 per listing a month. Lite's bundle with PriceOptimizer is $9 per listing a month, billed yearly, plus 1% of reservations, charged on total reservation revenue including guest fees and extras, and Guesty says that 1% applies whether or not you've switched PriceOptimizer on for a listing. On Guesty Pro (4 to 199 listings, priced by quote), PriceOptimizer is an add-on and Guesty doesn't publish its price.

Our maths, one listing: PriceOptimizer's 1% costs about the same as PriceLabs' $19.99 at around $2,000 of reservation revenue a month. Below that the 1% is cheaper; above it, PriceLabs' flat fee is. On Guesty Lite, though, you pay the 1% as part of the bundle either way, so adding PriceLabs means paying for both.

Who decides which listings you're compared with?

PriceOptimizer has you build your own "market groups": you search for competitor listings on Airbnb, Vrbo or Booking.com by name, ID or link. Guesty's help centre says it no longer shows a default group, so you pick from the start. Benchmarking covers price, occupancy and review scores.

PriceLabs builds neighbourhood data from up to 350 similar-sized listings within up to 15 km, and sells custom market dashboards from $9.99 a month.

Can you use both?

Not on the same listing. Guesty's own PriceLabs article says to "use only one rate strategy product at a time". You can connect PriceLabs to Guesty (both companies document the integration), and it then sends nightly prices and minimum stays into Guesty, which passes them to your channels.

Who each one suits

PriceOptimizer suits you if

You're on Guesty, want one system and one login, and like hand-picking competitors. Check how the 1% adds up across your bookings first, especially with high cleaning or guest fees.

PriceLabs suits you if

You want a fixed, published price per listing, more controls, or market dashboards, or you want a pricing tool you can keep if you change property management system.

Does Guesty have its own dynamic pricing?

Yes, Guesty PriceOptimizer. It’s available on Guesty Lite and Guesty Pro, and Guesty says it’s the same engine on both. The UK is on its list of eligible countries.

How much does Guesty PriceOptimizer cost?

On Guesty Lite, the bundle that includes PriceOptimizer is $9 per listing a month, billed yearly, plus 1% of reservations, and the 1% applies whether or not PriceOptimizer is switched on for a listing. On Guesty Pro it’s an add-on with no published price (checked 9 October 2026).

Does PriceLabs work with Guesty?

Yes. Both companies document the integration. By default Guesty syncs PriceLabs prices every 24 hours, and PriceLabs sends nightly prices and minimum stays.

Can I use PriceLabs and PriceOptimizer at the same time?
