PriceLabs vs AirDNA: which is better for UK hosts?

They started from opposite ends. PriceLabs began as a pricing tool and added market data; AirDNA began as market data and now has a pricing tool, Adapt. Here is how they compare on both.

Which costs less?

For one listing they're almost identical: $19.99 against $20. The gap opens as you add listings, because PriceLabs discounts from the second listing and AirDNA's pricing page shows a flat $20 each.

Our maths: 3 listings cost $49.97 a month on PriceLabs and $60 on Adapt; 10 listings, $144.90 against $200. But if you'd otherwise pay PriceLabs for a custom market dashboard ($9.99 a month and up) to see your competitors, Adapt includes an editable competitor set, which narrows the gap for one or two listings.

AirDNA's own comparison page mentions a $10 "founding member" rate; its pricing page shows $20, so we've used that.

Who decides which listings you're compared with?

This is AirDNA Adapt's strongest point. It builds a default competitor set for each listing, then lets you change it by searching, filtering or picking on a map, up to 100 listings, and its comp calendar shows each competitor's nightly rate, minimum stay and cleaning fee. AirDNA says comp sets are included, with nothing extra to buy.

PriceLabs builds its neighbourhood data from up to 350 similar-sized listings within up to 15 km. You can see that data, and you can pay for a custom market dashboard from $9.99 a month, but the core pricing works from its own selection.

Channels and set-up

PriceLabs connects directly to Airbnb, Vrbo and Booking.com, and to more than 150 property management systems. Adapt connects directly to Airbnb only, plus five property management systems; Vrbo and Booking.com go through one of those. Adapt also can't sync to Airbnb listings that use length-of-stay pricing or rate plans, and its weekly and monthly discounts work on direct Airbnb connections only.

Both push prices once a day as standard. AirDNA's European push runs at about 3:30am London time; PriceLabs' runs overnight UK time, and extra daily syncs cost $1 per listing a month.

If you mostly want market data

Many hosts searching "PriceLabs vs AirDNA" want market numbers rather than a pricing tool: occupancy, average rates and revenue for an area. Both sell that separately:

For a single area, PriceLabs' dashboards are the cheaper monthly option; AirDNA's yearly plan works out at about $33 a month.

Who each one suits

PriceLabs suits you if

You sell on several channels, use a property management system outside AirDNA's five, have more than a couple of listings, or like fine-tuning. Users rate it highly (4.9 from 250 reviews on Capterra UK on 2 October 2026), though G2's review summary notes some find it complex for beginners.

AirDNA Adapt suits you if

You're on Airbnb or one of its supported systems, you want to see and edit exactly who you're compared with, and you value seeing how each price was worked out.

What is AirDNA Adapt?

Adapt is AirDNA’s dynamic pricing tool. It replaced AirDNA’s earlier Smart Rates product, costs $20 per synced listing a month, and has a 30-day trial that starts the first time you sync prices.

Can I choose my competitors in AirDNA Adapt or PriceLabs?

Adapt builds a default competitor set that you can edit, up to 100 listings, and AirDNA says comp sets are included. PriceLabs builds neighbourhood data from up to 350 similar listings nearby and sells custom market dashboards from $9.99 a month.

Does AirDNA Adapt work with Vrbo and Booking.com?

Not directly. Airbnb is Adapt’s only direct channel; Vrbo and Booking.com listings connect through a supported property management system (Guesty, Hospitable, Hostaway, OwnerRez or Uplisting). PriceLabs connects directly to Airbnb, Vrbo and Booking.com.

Do PriceLabs and AirDNA charge in pounds?

No. Both price in US dollars.
