PriceLabs review 2026: is it worth it for UK hosts?
PriceLabs is a powerful, well-rated pricing tool that rewards the time you put into it. It also bills UK hosts in US dollars and syncs once a day unless you pay more. We haven’t run a paid PriceLabs subscription for this review in 2026: it’s based on PriceLabs’ own public pages and help centre, and on what users say in reviews.

What PriceLabs costs a UK host
PriceLabs charges $19.99 a month for one UK listing, plus taxes where they apply. Its rates are "discounted from the second listing onwards", so 3 listings cost $49.97 a month and 10 cost $144.90. There's no pound price: the region menu lists the United Kingdom in US dollars, so your cost moves with the exchange rate and your bank may add a non-sterling fee.
There's also a 1% plan: 1% of the booking revenue PriceLabs sees from your connected channels or property management system. PriceLabs itself says flat fee plans are "generally" cheaper, and you switch by emailing support after your trial starts.
Our maths: for one listing, the 1% plan costs the same as the $19.99 flat fee at about $2,000 of bookings a month. Below that, 1% is cheaper; above it, the flat fee wins.

What PriceLabs does well
Control
PriceLabs lists "30+" customisations. You set base, minimum and maximum prices, and it adds demand and seasonal adjustments, last-minute discounts and far-out pricing. Minimum stays can change by date, and it handles orphan days: by default it gives a 20% discount to gaps of two nights or less. You can also set date-specific prices and stay restrictions. It recommends a base price and minimum stays too.
Data
Its neighbourhood data compares you with up to 350 similar-sized listings nearby, within a radius of up to 15 km that it sets itself. PriceLabs says its current algorithm, Hyper Local Pulse, uses "demand forecasting and elasticity estimation" at a local level, and picks up events and holidays.
Reach
It connects directly to Airbnb, Vrbo and Booking.com, and to more than 150 property management systems, including Hospitable and Guesty. If you sell on several channels without a property management system, that's a real advantage over tools that only talk to Airbnb directly.
Help to get started, and good reviews
Unlimited users are included, along with portfolio analytics. Free group onboarding runs in English for Europe every other Monday at 10am London time, with 45-minute basic sessions. Users rate it highly: 4.9 on Capterra UK from 250 reviews, and 4.5 on G2 from 21, when we checked on 2 October 2026. G2's review summary says users praise its "ease of use and customization options".
Where it falls short
Each of these is something PriceLabs states itself, or comes from a named source.
- Billed in US dollars. UK hosts pay in dollars, "plus taxes". There's no pound price, so the cost in pounds changes month to month.
- One sync a day as standard. PriceLabs' plan includes one automatic sync a day, which its help centre says runs overnight. Extra daily syncs cost $1 per listing a month. Its Real-Time Sync, up to 24 updates a day, costs $2 per unit a month and only works with property management systems that send booking webhooks.
- Useful extras cost more. Market Dashboards (from $9.99 a month), Listing Optimizer ($12.99 for one listing) and Revenue Estimator Pro (from $10 a month) aren't part of Dynamic Pricing. API use is another $1 per listing a month.
- A learning curve. PriceLabs publishes no setup time. G2's review summary says "some find the user interface to be complex, particularly for beginners."
- You don't choose the comparison set. Neighbourhood data comes from up to 350 listings that PriceLabs selects by size and distance. If your guests really choose between a handful of specific places, say the other lodges on your park, that wide set may not match them. A custom view of a market is a paid Market Dashboard.
One practical tip from PriceLabs' own getting-started guide: the first step is to "Set a Base Price and Minimum Price". Everything else builds on those two numbers, so check them against the listings your guests actually compare you with before you switch on sync.
Who PriceLabs suits
It suits you if
You run a few listings, perhaps across several channels, you like control, and you'll put time into setting it up and checking it. The more listings you have, the lower the price per listing.
It may not suit you if
You have one or two places and want something you can set and leave, you'd rather pay a fixed amount in pounds, or you want to hand-pick the competitors your prices are judged against.
What UK hosts should check
- Airbnb's host fee. UK hosts moved to Airbnb's 15.5% host-only service fee on 22 June 2026. Check that the prices PriceLabs sets still leave you what you need.
- Smart Pricing. PriceLabs' Airbnb set-up guide says: "If Smart Pricing is enabled on Airbnb, turn it off."
- UK holidays. School holidays vary by nation and region. During your trial, look at what it suggests for those weeks.

The trade-offs are US dollar billing, one automatic sync a day unless you pay more, and a learning curve. If you have one or two places and want something simpler, or want to pay in pounds, look at the alternatives.
